Trophy Mountain Community

Owners in Trophy Mountain Community will each own 35 acres. Of the 35 acres, you will select a building site consisting of three acres set in the most scenic areas of the ranch. The building site will consist of approximately three acres. The balance of 32 acres (+/-) will be held in common with all of the 37 owners as an undivided interest. Each owner will have the opportunity to utilize and enjoy the entire ranch except for the individual building sites. The Trophy Mountain Community Association will govern, control, and determine further development. The owners make up the governing body of the association with each owner entitled to one vote. Covenants have been set in place to protect the development, the pristine beauty, the use, and the open space of the community. Future development may consist of riding arenas, horse stables, campgrounds and picnic areas for the owners and their guests. Since the property is surrounded by twelve miles of secure fence and controlled access, owners will have peace of mind in knowing that their lots and homes are secure.

Water

Three Mile Creek and Spring Creek each run about two miles through the ranch feeding Three Mile Reservoir and flowing through the many beaver ponds and fishing reservoirs. There are both irrigated and sub-irrigated hay meadows and pastures and numerous stock ponds located throughout the ranch. The creeks and ponds provide for excellent recreation and water for livestock as well as sanctuary for all types of wildlife. The property also includes several springs. Well permits are assured for each lot.

Utilities

Electricity has been installed to the ranch boundary and will be available to each building site when ten lots are sold or by 2008, whichever comes first. (This project is currently ahead of schedule with power to most of the lots scheduled for Fall 2006). Electricity is being provided by Mountain Parks Electric. Cellular or satellite phone service is available through Verizon Wireless or various other providers. Telephone service may also be available through Century Tel. Gas is supplied by propane tanks.
